To time an end of tenancy move, check your notice period and check-out date, book removals as early as you can and keep a day spare for cleaning and handing back keys. If your landlord changes the date, get it in writing. This guide explains how to plan a tight move-out in Southampton.
A tenancy end date feels fixed, but a move around it rarely is. The keys are due back on a Friday, the new place is not ready until the Monday, and the cleaner and the van and the check-out all need to happen in the same few hours. Squeezing a move into a tenancy window is one of the most common reasons people call us in a hurry.
We move renters across Southampton and Hampshire, from student houses to family lets, and we know how tight the timing can get. This guide explains end of tenancy moving: how to work back from your date, what to check about notice, check-out and keys, how to plan a tight window, what to do if your landlord changes the date and what to do on the day. It is practical advice, not legal advice. Shelter and GOV.UK are the places to check your rights, and your tenancy agreement comes first.
End of tenancy moving: how should you time your move?
Work backwards from the day your tenancy ends. Check your agreement for the date and the notice, decide when you need to be out and leave a spare day if you can. Then book your removals against that date, and plan cleaning, key return and check-out around the move.
The rules for ending a tenancy in England changed recently. Shelter England and GOV.UK explain that from 1 May 2026 landlords can no longer use fixed-term assured shorthold tenancies, and that tenancies signed before that date became periodic. They also say that a tenant ending a periodic tenancy usually gives two months' notice, unless the landlord agrees a shorter period in writing. Your own situation may differ, so read your agreement and check the current guidance on those sites before you act.
Check your dates: notice, check-out and keys
- Notice. Check when you must give notice, and how. Keep a copy of anything you send.
- The end date. Check the exact date and the time you need to be out.
- Check-out. Ask whether there is an inventory check or a check-out appointment, and when.
- Keys. Find out where and when to hand keys back, and who to hand them to.
- Overlaps. If your new tenancy or completion starts on a different day, plan for the gap, or the overlap.
The most common problem is a gap. If the new place is not available until a day or two after the old one ends, you need somewhere for your belongings, and that is where storage can help. We offer storage solutions, so ask us about the options when you get a quote.
Planning the move with a tight window
A tight window is manageable with a plan. Here is what helps most.
- Book early. Popular dates, such as the end of the month, fill first. We recommend booking at least one to two weeks ahead to secure your date.
- Keep a spare day. If you can, finish moving a day before the end of the tenancy, so cleaning and check-out are not squeezed into the same hours.
- Pack ahead. Everything should be boxed before the team arrives, apart from a few essentials.
- Agree access times. Confirm when you can get into both properties, and tell us the times.
- Tell us about the access. Stairs, parking and building rules all affect timing, especially in flats.
If your move is at short notice, our guide to last-minute and same-week removals explains what is realistic. And if you are moving a small amount, our man and van service may fit better.
If your landlord changes the date
It happens, and it can throw a whole plan off. If your landlord asks you to leave earlier, or later, than you expected, stay calm and take these steps.
- Ask for the change in writing, by email or letter, and keep a copy.
- Check your agreement, and the current guidance on Shelter's and GOV.UK's websites, to see where you stand.
- Tell your removal company straight away. We will do what we can to move your date, subject to availability.
- If you are unsure of your rights, contact Shelter or your local advice service. We cannot give legal advice.
We would rather you tell us early, because changing a date is much easier with notice than on the morning.
Moving day and check-out
On the day, you will be doing several things at once, and it helps to know the order.
- Morning: the team arrives, loads and moves you out.
- Final clean: cleaning is not one of the services we list, so arrange it separately, before or after the move, and ask us if you need to talk through the timing.
- Photographs: photograph every room, and any existing marks, after you have cleaned, with dates visible.
- Meter readings: photograph the meters, and note the readings, before you hand back the keys.
- Keys: hand them back as agreed, and get confirmation if you can.
Then update your address with everyone who needs it. Our guide to who to notify when moving house has the full list.
A tenancy move timeline
Every situation is different, but working back from the end date gives you a shape to follow.
- As soon as you know your date: check your agreement and the current guidance, decide when you will give notice and confirm your new home.
- Three to four weeks before: get a removals quote, book your date and start sorting what you are taking, selling or dropping.
- Two weeks before: pack the rooms you use least, arrange cleaning and organise storage if there is a gap.
- One week before: confirm the times with us, your landlord or agent and your new home, and tell utilities and the council.
- The day before: finish packing, photograph the property and defrost the fridge and freezer.
- Moving day: load, clean, photograph, read the meters and hand back the keys.
- Afterwards: update your address, and follow up on your deposit, in line with your agreement and the rules.
If any of these dates slips, the rest can move with it, which is why the spare day is worth keeping. It is the difference between a stressful hand-back and a calm one.
Summary
- Check your notice and check-out dates first.
- Book removals early and keep a spare day.
- Get any date change in writing.
- Photograph the property and meter readings on the last day.
